2 Unique Parcels In Briarcliff Manor Await Homebuyers

BRIARCLIFF MANOR, N.Y. – Very little new single-family construction is available in the most coveted sections of Briarcliff Manor. But builder Mandy Santucci found two parcels on Old Sleepy Hollow Road that will be wonderful locations for new homes.

“It’s impossible to find lots like this,’’ Santucci said of 57 and 59 Old Sleepy Hollow Road. “There is absolutely nothing like it in Briarcliff. They just don’t exist.”

Santucci has created building plans for each lot, including a 4-bedroom center hall colonial for 59 Old Sleepy Hollow and a 5-bedroom colonial at 57 Old Sleepy Hollow. Santucci’s plans for 57 Old Sleepy Hollow, "The Briarcliff," is a structure for $1,499,000 that features 4,015 square feet, 3 ½ baths, walkout basement, Trex deck, patio, generator, hot air heat and a 3-car garage.

Santucci’s plans for “The Manor” at 59 Old Sleepy Hollow for $1,295,000 include approximately 3,400 square feet with a two-car garage, 3 ½ baths, home office and family room with a fireplace, but there is still time to customize plans. Buyers can customize or bring their own plans for Santucci, or purchase the lot alone and build their own. Houlihan Lawrence Real Estate agent Susan Strawgate Code is marketing the properties. “What’s nice about the location is they’re on a dead end road, they offer extreme privacy and there is no through traffic,’’ Santucci said. “They’re good home sites for stately houses. The lots are level and they set up well for walk-out basements, which are nice features. We have water and sewer in there as well. In that setting, that’s a nice feature. It offers privacy with the amenities of being in town.” The homes are near Pocantico Lake County Park and Wildlife Park, with Rockefeller Park Preserve and Sleepy Hollow Country Club also nearby. A third lot on the street recently sold, and the area is in the desirable Briarcliff Manor school district. “The schools are fantastic,’’ Santucci said. “And the buyer can build anything they want.”

New homes with privacy and all the other amenities the Old Sleepy Hollow Road sites offer might not be available any time soon after these sites are sold, Santucci said. “You might find a lot here or there every couple of years,’’ he said. “But they are difficult to come by.”
